Terms and Conditions for student accommodation

 

We look forward to welcoming you at 123 Uni Living. When you make your booking you are entering into an agreement with us and we therefore assume you agree to our terms and conditions as stated below. If you have any questions or queries, please request further information prior to booking.​

The following booking conditions together with the general information contained on our website form the basis of your contract with 123 Uni Living. Please read them carefully as they set out our respective rights and obligations.​

In these Booking Conditions, 'you' and 'your' means all persons named on the booking (including anyone who is added or substituted at a later date). 'We', 'us' and 'our' means 123 Uni Living.

Payment Details

  • For all bookings payment must be made in advance to secure the booking. For direct bookings and those made via our website, payment must be made in full 30 working days prior to arrival.​

  • Some bookings require a non-refundable payment, which will be detailed in your booking confirmation.​

  • Special Offers and late deals require payment at the point of booking.

Regular payment and notice

  • You are required to make payment for your stay at least a week in advance to avoid the room being booked out to other guests.

  • You are required to give at least one week notice period prior to ending your stay with us otherwise you will be charged for a week's stay even if you are not staying in our property.

 

Prices

 

  • The price includes accommodation with private en-suite and use of a shared kitchen facilities. There is a small fridge as well as a kettle in all rooms and Free Wi-fi access.

 

Cancellation Policy

 

  • When you make your booking and we have received the required deposit/payment to secure the booking, a legally binding contract exists between you and us that is non-cancellable and non-refundable, except in exceptional circumstances. You may still remain liable to pay in full or in part for the booking, even if you are unable to use the accommodation. Even where you have not paid in full at the time of cancellation, you will remain liable for the full cost. If for some reason you do need to cancel, it is important that you tell us at the first opportunity so that we may attempt to re-let your room and minimise your loss. You should take out cancellation insurance to protect you against possible loss.

  • We will allow you to cancel your booking with a fixed penalty of £200, but you must do so within three weeks of the due date, in writing or by email to support@123uniliving.com. We will acknowledge receipt of your cancellation by return. Please do not consider your booking cancelled until you receive our confirmation. If you do not cancel, but you fail to arrive for your stay with us, you agree that the sum due for your first 7 nights of stay will be debited from the credit/debit card in full and final settlement.

  • For Bookings of more than one room, long stays (4 days +) or for special events, the cancellation and payment terms will be stated on the booking offer.

  • We reserve the right to cancel a booking in the event of things Beyond our Reasonable Control. We will not be in breach of our agreements and booking contract, nor liable for any failure to perform any of our obligations in relation to your booking, due to any adverse event, act, omission or accident which is beyond our reasonable control.  This includes but is not limited to: flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, interruption or fire, or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse or damage of building structures.  We also reserve the right to cancel a booking due to personal emergencies, including but not limited to; a death in the family, personal injury or any type of medical or personal emergency.

 

No Shows

 

  • If you fail to check in by 10pm on your scheduled arrival day (unless otherwise informed), we will consider that you have cancelled your booking and you will be charged in accordance with the cancellation policy above.

 

Data Privacy

 

  • In order to process your booking we will need to collect certain personal details from you. These details will include your name and contact details and those of any other members of your party. They will also include credit/debit card or other payment details relating to your booking.

  • Any information you supply to us may be retained on a database and will be used for the purposes of administrative functions, contacting you about a booking or sending you information about us. Your details will not be passed on to any third party without your prior consent except in cases where we believe, in good faith, that we have a legal obligation to disclose such information.

Arrival

 

  • Your accommodation will be available to you from 3pm on your day of arrival. We do not offer check-in before 3pm. Please let us know if you are to arrive after 8pm as alternative Check-in arrangements may need to be arranged. You are most welcome to arrive earlier for a bag drop off which can be made with prior arrangement. We do not offer any other services or facilities prior to 3pm.

Departure

 

  • Please be ready to leave your accommodation by 11am on your day of departure. Should you wish to leave luggage for later collection please ensure this is agreed in advance.

Breakfast

 

  • No breakfast or meals are provided as our accommodation is rented on a room only basis.

Damages and Breakages

  • Please take care of our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation and its contents. Please let us know of any instances as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to make a charge to the guest's credit/ debit card, or we may send you an invoice, for repair or making good if the damage or breakage is significant. We may make an additional charge if you did not report this as soon as it occurs. Wilful damage will incur the full cost of replacement or repair.

 

Keys

 

  • You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you check in. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £30.00 per set plus any additional costs incurred if any additional work is required, such as, locks having to be changed. Please ensure all keys are returned to reception on departure.

Behaviour

 

  • We will not tolerate any type of abusive, violent or unacceptable behaviour towards ourselves or any fellow guest. In the event of any type of incident, you and the rest of your party will be required to leave immediately and the booking terminated. The total amount of the booking will be chargeable.

Liability
We do not accept liability for damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Visitors

 

  • Guests are not allowed to bring any visitors onto the property without the express permission of the 123 Uni Living House Site Manager.

Smoking Policy

 

  • Upon making a booking you agree to our Non Smoking policy as stipulated by law. Smoking and/or Vaping is not allowed in any of our rooms, nor is interfering with our fire detection system. If you do so, we will terminate your booking without refund and require you to leave immediately. You authorise us to charge you any costs we incur if you smoke or cause damage in our rooms including costs for specialist cleaning (to make the room fit for sale as a non-smoking environment) and the cost of the room for any time period it is unusable. Designated smoking area is provided.

 

Babies, Kids and Children

 

  • Adult guests are fully responsible for their under 18 dependants wellbeing and safety while on our premises. We assume no responsibility nor we provide any care services for any under 18 guests whilst present on our premises.

Under 18 guests are to be accompanied by an adult guest at all times while on our premises.

 

Pets

 

  • We regret that pets are not allowed at 123 Uni Living premises.

Food

 

  • We do not mind guests who want to have a picnic or a take away but we ask that these are consumed either in our dining room or outside in the garden sitting area. We do not permit the consumption of hot food in the guest bedrooms.

  • Cooking, eating and storing facilities are available for you to cook your own meals. These areas are monitored and supervised and cooking schedule and information will be supplied to you upon arrival at our facilities. We reserve the right to ban any guests from using the self-cooking facilities if they are messy, leave the area dirty and endanger others while using the facilities. Once banned, you are not going to be allowed back in the area.

  • Kids are not, under any circumstances, allowed to enter kitchen/cooking areas for their safety and so to avoid any accidents.

 

 

Parking

  • No parking is provided. You will have to arrange parking in local car parks or on-street parking.

Laundry

 

  • Guests are not allowed to wash their clothes and hang them to dry in the toilets or in the room as this creates humidity and eventually black mould will start forming which is not good for the health and it costs a lot to be removed. Laundry service is available at our hotels at a charge and there are many laundry shops around our hotels for you to clean your own clothes. If you ignore this and our staff members notice damage to the rooms, you will be asked to leave the room to be properly cleaned and disinfected of mould before you return to it and you will be invoiced for the cleaning service.

 

Lost property

 

  • Lost property will be held for 4 weeks from the date of departure, after that time it will be disposed of. We do not mail items it is your responsibility to arrange collection.

 

Beddings and covers


A set of fresh bedding and covers will be provided to you upon arrival and it is your responsibility to keep it regularly washed and cleaned. If you require another set, you will have to buy that at your own expense and you will be asked to take it with you at the end of your stay. If we find stains on mattresses, carpets and/or flooring, you will be informed and a charge will be applied to cover the cost of cleaning or replacing the damaged item.
